The space
Set in leafy surroundings with Valley, Rural and direct vineyard views towards Western Port Bay in the distance, this relaxed four-bedroom plus a separate studio (5 bedrooms) abode has recently been updated to reflect enviable hinterland living in the epicurean heart of the Mornington Peninsula, down a quiet country lane.
Surrounded by gardens, bushland and wild birds, this renovated rural and coastal home is the perfect place to bring your family and friends to escape the city life and enjoy everything the Peninsula has to offer. Also lovely as a romantic escape - especially in the cooler Winter months with the fire going!
A contemporary open plan kitchen finished with stone bench-tops and an island bench, adjoining the living and dining space (dining table accommodates 8 people). The living space has higher vaulted ceilings, a wood burner and has very decent natural light with a skylight too
Sliding glass doors open up to a sunny house deck overlooking the gardens, leading to the main larger entertaining deck perched above the neighbouring vineyard, valley views and water glimpses on the western port bay in very distance
There are 5 Bedrooms in total, 3 bedrooms upstairs are secluded from the living zones beside a renovated bathroom, whilst an extra 4th bedroom is downstairs.
There are laundry / 2nd bathroom facilities downstairs - This is more basic vintage country style - great for larger groups The garden separate studio( 5th bedroom)/a 2nd living area and or home office with its reverse cycle heating and cooling, working desk, and sink. NBN Booster for grounds/ decks and studio has been installed.
This home has lovingly been styled with a natural beachy/rural, bohemian feel and is filled with quality furnishings and homewares for a relaxed beach/rural getaway. It is designed to cater for romantic weekends, families and respectful social groups of up to 10- 12 guests. Low key dinner parties but NO parties, please. No excessive noise is tolerated by neighbours/our peaceful local community.
Your stay will include all the comforts of home including movies on demand with Netflix Enabled Samsung Frame TV, NBN Aussie broadband WIFI, wireless bluetooth speaker and an outdoor BBQ, and a fridge on the main vines deck.
Stay cool in summer with split system cooling and fans and cosy and warm in Winter with a slow-combustion wood heater and split system heating.
The property is fully equipped for babies/toddlers kids with the studio, permanent cot, high chair, portable change table and many infant/child toys/books and adult/family games. Please bring your own stairs baby gates for stairs - we have our own set-in-house cupboard but they are used at your own risk.

Terms and Conditions are advised prior to a booking (a booking forms agreement to these rules).
This is a family home suitable for couples and families/family groups and very respectful friend groups.
- No gatherings or parties/events
- Please inform us prior to booking if you plan on having any visitors to the house (above and beyond sleeping/registered guests), written permission has to be provided.
- No schoolies.
- Generally, minimum two or three-night stay on most weekends throughout the year (but some peak periods have higher min stats ie 3 or 7/14 nights +. This is at the owner's discretion. in terms of pricing and avails.
- Very Peak/busiest Periods may not have weekly/monthly discounts applicable (pricing is always at the host's discretion)
- Please note outside deck is not allowed to be used after 10 pm at night (Mornington peninsula shire council rule).
- For all booking requests, the host reserve the right to minimum stay night # and correct nightly rate for seasonal peak periods (we do best to keep on-request pricing/displayed rates right year-round). This is an "on request" property not "instant confirmation". Pricing is always at all times/on all requests, at the host's discretion based on dates and individual requests.
- We mostly accept only 3-night + min stays but if there is an exception with a 1 or 2 night there, there may be an extra $ % loading in the price for short stays depending on the time of year and how many guests numbers. especially for 1-night stay requests.
- The house has a standard occupancy of up to 8 guests for weekend stays. There is an extra charge/head as per the Airbnb pricing system for 9th and + guests.
- On-request pricing is always at the discretion of the host/owner as a condition of booking and will be advised prior to any enquiry/request being accepted.
- Additional refundable bonds may be required for larger groups - at Airbnb/host's discretion.
- Cleaning company fee surcharges may apply for exits on public holidays or weekends for them to pay staff penalty rates. This will be advised prior to any booking.
- Please note: regarding guest numbers, some dates are extra discounted for lower group guest numbers, extra per head fee may apply for some dates/stays (Generally for mid-week when we advertise for smaller groups of 2 and up to 4/5 guests) for larger groups. Pricing is always up to the host's discretion upon enquiry/request we assess each booking and is a booking request /enquiry condition.
- We have very strict conditions/restrictions applied by Mornington peninsula shire for parking. we can have up to x3, x2 is best but up to x3) vehicles at a house off the street for residents. There is a potential 4th visitor bay but to be confirmed with us. Please note there is NO street parking in Beauford road. Parking and road/access can be messaged on request to you, please notify us in advance to staying if you have more than x3 cars.
- Please inform us prior to booking if you plan on having any visitors to the house (above and beyond sleeping/registered guests), written permission has to be provided.
- If a stay exit date is a public holiday or a Sunday. An extra $75 additional will apply to the listing cleaning company charge. Listed cleaning fees are for Monday to Saturday exit (Airbnb will only let us input 1 amount), so the exceptions are Sunday/Public Holidays where the cleaning company has to pay large penalty rates.
BEDDING/LINEN (not included/supplied by default):
1) By default linen/sheets/towels are not included with bookings. As many guests/families like to BYO during Covid times or are not forced to pay professional linen supply extra costs.

2) But If you require I can help you order **Professional Linen/Bedding/Towels Can be ordered as a service and supplied through a cleaning/housekeeping company at a guest extra cost** Please ask me for quoted rates (via external peninsula linen/housekeeping company). These are great value rates. generally between $12-$19pp / stay for larger groups (cost will be quoted based on your guest numbers listed).
Scaleable cost is dependent on Bedrooms /Beds and the number of guests and the length of stay. We have negotiated great value rates (starting from $68+ for the entire stay). If you require additional beds made up beyond your guest numbers, ie. for special needs with children please inform us at the time of booking. Please let us know your preference BYO or order Linen ASAP before arrival.
Pets are welcome on request prior to booking - (with written approval) please provide the type of dog/breed and size. Short stay pet surcharge is from $45 (can be higher for longer stays). This is offset extra animal wear and tear and extra cleaning that occurs as a direct result of a pet staying
Booking made via Airbnb is subject to the standard booking terms and conditions.
To book this property you must be 28 years of age or over and if the majority of your additional guests are under the age of 28 please contact us to confirm the suitability of this property.
Parties are strictly prohibited (we have to respect our neighbours).

For security reasons, a copy of your current Australian Driver’s License or Passport may be required prior to check-in, along with maybe our Guest Agreement which confirms the names & ages of all guests staying at the property. This will be emailed to you and must be returned to.
Guest access
- Access to the entire 4 Bedroom of the main house
- Access to Garden separate studio (5th Bedroom) + extra/2nd family living area
- Access to front car-parking private car-parking for up to 3 cars (x1 tandem carpark for x2 cars and a 2nd carpark for x1 car. Driveway is currently NA for reconditioning/improvement works with the council. It can be used at your own risk, it's not as convenient as main x3 carparks. So a 4th is possible but please check with the host.
- Access to entire property (No access to small private maintenance area under rear vines deck where water tanks and maintenance areas. Please keep children away from this area. it's fenced off and signposted but there is barb wire country fence onto the neighbouring property for animals etc.
Other things to note
as Red Hill South is a rural area, all properties in the area are serviced by a tank water system and water cartage companies. There are no water mains. we are "off the grid" in terms of gas and water.

Our recently new holiday home has been recently fully renovated and lovingly filled with everything you need to have that much-needed getaway with family and friends. 600m from the Mount Martha Clifftops/Pillars,1.5km to stunning South Beach and the shops, and a short drive or uber to wineries, hot springs, Mornington/Dromana/Red Hill/Safety Beach.
The space
A very peaceful location set amongst the trees with Nature Reserves 2 mins walk away.

Set in a quiet unmade and made street, surrounded by gardens, trees, and wild birds, Our fully renovated coastal abode is the perfect place to bring your family and friends to escape the city life and enjoy everything the Peninsula has to offer. Also lovely as a romantic escape - especially in the cooler months of winter with the large wood fire going!
Our beach home is lovingly decorated with a natural beach, bohemian feel and is filled with quality furnishings and homewares for a relaxed beach getaway. It is designed to cater for romantic weekends, families, and social groups of up to 8 guests. But no gatherings/parties, please.
Your stay will include all the comforts of home including movies on demand with Netflix and Fetch TV, NBN Wifi, wireless bluetooth speaker, and BBQ.
Stay cool in Summer with ducted evaporative cooling throughout and cosy and warm in Winter with a slow-combustion wood heater and hydronic heating (in every room - including the toilet!). There's even an OUTDOOR SPA (strict conditions below / trial basis currently - this is a condition of booking).
Our coastal abode is fully equipped for babies/toddlers kids with a cubby-house/studio, permanent cot, 2nd portocot, high chair, change table, and many infant/child toys/books and adult/family games. There are three bedrooms, two bathrooms, and a separate laundry (as per the photo).
A third shower (outdoors) can be found outside for those beach days - perfect for sandy children and dogs! Please see the photo!

*Bedroom 3 - Bunk Bed (double on bottom, single on top)

- Extra additional portocot is available too. All bedrooms are exactly as per the photos in the listing. Please see the detailed notes below regarding baby/toddler items.
*Common Area (or use in one of the bedrooms)- extra single mattress rollaway style (portable) available. Can be used by kids/adults but is better for kids.
Please note: This house / our sleeping config is designed for max occupancy of 4 adults and 4 children or 6 adults and 1 child. Max 7 or 8 guests in total. It can accommodate 8 adults but would not be as comfortable. It's more of a family large group home. Just a further clarification to ensure you're comfortable.
The living space is roomy and light and features cathedral ceilings and a fully equipped renovated open-plan kitchen and dining table accommodating 8 people (10 with extra chairs).
The dining area flows out to an outdoor deck, complete with BBQ, outdoor lounge, and a grassed, fully-fenced rear and also a front yard with a swing.
Courtesy Note: brand new engineered floorboards are creaky, we are having them adjusted ASAP in 2022 when Covid supply chains are fixed.

**Outdoor Spa - Terms and Conditions of use (SPA Currently N/A as per listing amenities and notes on photo page**
- The spa was purchased for owner's personal use but is willing to share it with guests on a trial basis
- is currently on a trial phase to see how it performs for guest use.
- Currently, it must be considered a “bonus” not a formal right. They are incredibly expensive to run and time-consuming and challenging to maintain remotely. A peninsula 3rd party spa company will support with maintenance. I haven’t factored in large running costs into the listing as of yet.
- Spa can only be used maximum between 5 pm and 10 pm daily and must be turned off outside these hours ( in line with provided instructions
- If no previous guests, the spa maybe be turned off prior to arrival for safety reasons, can take 6-8 hours to heat up.
Thanks for your agreement & understanding. The spa is currently NA until further notice, we're having deck/fence repairs.
